Stoneleaf Search is retained to secure a Property Asset Manager for the development and operational arm, of a niche real estate investment team focused on residential living assets. The Company From a London office, this business builds and acquires existing residential (living) assets across key UK cities. The portfolio spans Build-to-Rent (BTR), Purpose-Built Student Accommodation (PBSA), and associated rental communities, with a strong pipeline of projects and a highly experienced leadership team driving forward its next phase of growth. The Role The Property Asset Manager will play a central role in the success of the operational strategy, ensuring consistently high performance across a portfolio residential assets. This role offers a unique platform to take ownership of asset performance across a diverse and growing portfolio. Acting as the key link between strategic goals and operational delivery, you ll work closely with third-party operators to ensure strong financial outcomes, consistent service standards and outstanding resident and guest experiences. With a hands-on approach, you ll support the ongoing optimisation of stabilised assets while playing an instrumental role in the mobilisation of new developments. This is an ideal role for someone with experience in multi-site operational oversight and a track record of influencing third-party performance across residential or hospitality environments. The role is based in London with regular travel to key sites nationally. Key duties include: Acting as the day-to-day asset lead, ensuring that third-party managing agents deliver against agreed KPIs and service standards across a varied portfolio of residential living assets. Leading regular performance reviews and reporting cycles to track financial and operational metrics, driving continuous improvement. Supporting pricing, leasing and occupancy strategies to maximise income and asset value. Providing operational input into design, delivery, and mobilisation of new sites, ensuring lessons learned and feedback inform future developments. Championing the customer experience, from student residents to longer-term renters and guests, including social impact and community engagement initiatives. Supporting the recruitment, development, and cultural alignment of on-site teams via the managing agents. Overseeing compliance, risk management and health & safety across operational assets. The Candidate Strong operational asset management experience across residential or hospitality sectors PBSA, BTR, PRS, co-living, or hotels. Proven ability to lead performance through third-party operators, with an emphasis on service delivery, commercial outcomes and resident/guest satisfaction. Commercially astute with a clear understanding of budgets, rent strategies, occupancy, cost control and reporting. Comfortable combining strategic insight with practical, day-to-day oversight of operational sites. A collaborative and influential communicator, confident in managing stakeholders and driving shared goals. Committed to delivering great customer experiences and building thriving, service-led communities. Sound knowledge of property and hospitality compliance, including health & safety. Professional qualifications such as IRPM, IOSH, or Propertymark (Level 3 or above) are advantageous.
