Their mission is to create innovative spaces that foster effective and fulfilling living environments through a considerate and thoughtful approach.\n\nKEY RESPONSIBILITIES\n\nYou 'll be instrumental in ensuring the safety, comfort, and satisfaction of our residents. Your responsibilities will focus on maintaining and repairing our student accommodation to ensure it remains in excellent condition.\n\nYour primary objective is to create a welcoming and functional living environment that enhances the residents experience. Beyond managing building operations smoothly, your role will involve extensive interaction with residents, where your customer service skills and efficient, friendly approach will be crucial to ensuring our residents are happy and everything works as smooth as it should be!\n\nYour responsibilities include:\n\nMAINTENANCE AND FACILITIES MANAGEMENT \n\nConduct regular inspections of the property to identify maintenance needs.\nPerform various maintenance tasks including plumbing, electrical repairs, and carpentry work.\nRespond promptly to maintenance requests from residents, ensuring adherence to service level agreements.\nCoordinate and oversee contractors and tradespeople, communicating any concerns to the General Manager/Community Manager\nSAFETY AND COMPLIANCE\n\nEnsure all maintenance activities comply with safety regulations.\nConduct routine safety checks and planned preventative maintenance on various M&E assets within the building.\nMaintain accurate records of maintenance activities using designated systems.\nComplete and document scheduled maintenance tasks, ensuring accurate reporting in line with Health and Safety regulations.\nPREVANTATIVE MAINTENANCE\n\nAssist in developing and executing the proactive maintenance program to enhance equipment longevity.\nSchedule and perform routine maintenance on HVAC, plumbing, and electrical systems in line with regulations.\nINVENTORY MANAGEMENT\n\nManage maintenance supplies and equipment inventory.\nMaintain appropriate stock levels to support operational needs.\nManage and inspect stock and stock levels and report to General Manager/Community Manager\nJANITORIAL DUTIES\n\nEnsure cleanliness and organisation of bin stores and refuse areas.\nCoordinate refuse removal and maintain cleanliness in surrounding areas.\nHelp ensure the property is an excellent standard of cleanliness by using initiative upon building walks and assisting the cleaners on occasion.\nRESIDENT INTERACTION:\n\nInteract professionally and courteously with residents.\nMaintain a positive relationship with residents and respond to their needs promptly.\nAddress resident inquiries and issues promptly and effectively.\nFoster positive relationships with residents\nKEY SKILLS & CAPABILITIES\n\nTroubleshooting Skills: Ability to diagnose issues and determine the best course of action for repairs.\n\nProblem -solving skills: Ability to think quickly and solve problems creatively.\n\nAnalytical Thinking: Capacity to analyse problems logically and develop effective solutions\n\nCustomer Focus: Ensuring students have the best experience and confidently handling a range of support requirements.\n\nInterpersonal skills: Appreciates different viewpoints, with excellent communication skills in both written and oral English.\n\nDynamic: Capable of ensuring students have the best experience and managing a variety of support needs.\n\nPassion: Has a natural passion and drive to deliver the best experience for our residents.\n\nUnderstanding: Values different perspectives and ways of doing things.\n\nTime management: Excellent time management skills to prioritise and meet deadlines, even when unexpected issues arise.\n\nAdministrative Skills: Basic computer literacy with Microsoft programs.\n\nEXPERIENCE AND KNOWLEDGE\n\nEssential:\n\nPrevious experience in maintenance or facilities management ideally in a residential property setting\nStrong teamwork and customer service skills essential.\nProactive approach with strong problem-solving abilities.\nExperience in interacting with clients or residents\nWorking alone or as part of a team.\nAwareness of Health and Safety guidelines\nDesirable:\n\nTrade certification (e.g., carpentry, electrician, plumbing).\nExperience in student accommodation or similar environment.\nNEBOSH or IOSH Certificate or equivalent announcements.\nFlexibility in days and hours worked is required, including occasional weekend and evening work in line with our student intake weekends.\n\nIn the first instance please apply by submitting your cv.\n\nPlease contact Vicky at the Manchester office.\n\nRitz Recruitment - Employment Agency
