This role will suit a Senior Sales Negotiator looking to step up into Management. The Role: As Branch Manager, you will be responsible for the overall performance and growth of the busy Basildon branch. You will lead and motivate a talented team of 3 property professionals to achieve and exceed targets across sales, lettings, and potentially other related services. Key Responsibilities: Leadership and Team Management: Recruit, train, mentor, and motivate a high-performing team of negotiators, administrators, and potentially other branch staff. Set clear performance expectations, monitor individual and team targets, and provide regular feedback and coaching. Foster a positive, collaborative, and results-driven team environment. Conduct regular team meetings and performance reviews. Ensure adherence to company policies and procedures. Business Development and Growth: Develop and implement effective strategies to maximize branch revenue and profitability. Identify and pursue new business opportunities to expand market share. Build and maintain strong relationships with clients, developers, and other key stakeholders. Monitor local market trends and competitor activity to adapt strategies accordingly. Oversee marketing and promotional activities to generate leads and build brand awareness. Operational Excellence: Ensure the smooth and efficient day-to-day operation of the branch. Maintain high standards of customer service and ensure client satisfaction. Oversee the accurate and timely completion of all administrative tasks and legal requirements. Manage branch budgets and resources effectively. Ensure compliance with relevant legislation and industry best practices. Sales and Lettings Performance: Lead by example and actively contribute to achieving sales and lettings targets. Monitor key performance indicators (KPIs) and take proactive steps to address any underperformance. Provide guidance and support to the team in closing deals and generating new business. The Ideal Candidate Will Possess: Proven experience in estate agency, with a demonstrable track record of success in sales and/or lettings. Previous experience in a management or supervisory role, with strong leadership and team management skills. Excellent communication, negotiation, and interpersonal skills. A strong understanding of the local property market in Basildon and the surrounding areas. A proactive, target-driven, and results-oriented approach. Exceptional organizational and time management skills. A strong work ethic and a commitment to providing excellent customer service. Proficiency in relevant property software and CRM systems. A valid UK driving license and access to a vehicle. Relevant industry qualifications (e.g., NAEA, ARLA) are desirable but not essential.
